When we manage your project we will sit down and work out exact costings with you on the bases of quantity surveyed calculations for materials at agreed trade prices from several suppliers and accurately costed quotations from our own approved contractors or if you prefer, a plumber or electrician you have used in the past.
Calculating costs and timings on a construction job is always tricky. If you get in a builder he may have to cut the materials and labour time tight enough to ensure he gets it. The bottom line is he will be cutting corners either to get the work or to get it completed at the lowest cost possible. Although the benefits can be keeping staff busy and cash flow through the bank, it means fighting prices with suppliers one end while fighting the budget the other end. We work with you all the way through the project.
We charge a management fee based on a percentage of the project. This means you are in control of the budget right from the start and all the way through the project. No big deposits to a company that may lack the financial backing it needs and may have two or three jobs on the go, struggling to keep all the balls in the air.
The quality of every thing put on site is you chose and to the standard you require - you can even change your mind with any of the materials as you go along - perhaps a newer product comes out or prices on something is available cheaper elsewhere. This is what we call an organic building process, it allows for change as the project grows and perception of the end result develops with the building process. Contractors quotations may need reviewing during this period, however you know that what you have initially agreed is a fixed figure that can be adjusted at your discretion should you needs change.
We will schedule the work to suit you and the contractors, ensuring a smooth flow through the project. Making sure materials and labour are on site and work completed ready for the next stage. We will produce a spreadsheet of the proposed schedule so that everyone involved can see the next stage and where we are on the program. Like any project like this we are all at the mercy of the English weather; hold ups or alterations are inevitable on most projects but scheduling in the way we do means we usually mange to move things around to minimise time loss. . All this to be done with minimum disruption to you & your family, without compromise on quality or workmanship.
The bottom line is total financial transparency and control; if at any time a contractor is found to be unsuitable for what every reason then they can be replaced with out jeopardising the whole build - and if, at any point, you are unhappy with the way we are managing the project you can replace us without the worry of loosing any large deposit or wondering if someone will come and remove materials you think are yours! We don’t anticipate this happening (it hasn’t yet) but it’s nice to know where you stand.
